Illegal Evictions and Lockouts in Washington

If a landlord in Washington state removes you or your stuff from your apartment without first getting a court order then you can call the police and sue them.


In Washington state a “self-help” eviction is when a landlord removes you and/or your possessions from the property without going through the proper legal eviction process. Self-help evictions are illegal under the Revised Code of Washington.

That means that if your landlord locks you out of your unit, even during eviction proceedings, you are allowed to return or to break your lease and move. If your landlord does not give you permission to return, you may still enter the property. You can also call your local police department non-emergency number, which can be found on the department’s website, and ask to speak to the "Shift Sergeant." Request that an officer accompanies you to oversee your entry into the unit.
