Landlord Responsibilities for Repairs in New Jersey

Landlords in New Jersey are responsible for fixing any problems with the parts of your apartment that are required for residential use.


Tenants in New Jersey are entitled to rental properties that meet basic structural, health, and safety standards and are in good repair. Your landlord’s responsibility may come from the implied warranty of habitability or the additional requirements for “multiple dwellings” in your local housing code. If your landlord fails to do this, you can take actions that should force them to make repairs.

If you live in a building with three or more units then you’re also protected by the New Jersey multiple dwelling code. This code has detailed rules that cover nearly everything you could think of, including fire safety, proper locks, windows, ventilation, walls and other building structures, plumbing, painting, garbage, sanitation, living space, common areas, pests, extermination, the duties of your superintendent, and more.
