Description

Transfer the lease starting whenever and until the end (July, 31, 2021). Can pay for repairs / deep cleaning (landlord also has to do some) and/or leave you the furniture and the Bose sound system. Negotiable. What do you love about this place? 1. Location: very close to Times Sq, yet off the beaten path. The recent activity was not seen or heard from here. This means walking distance to A, C, E, B, D, F, M, 7, 1, 2, 3, N, Q, R, W, S Port Authority Bus Terminal ferry to Weehawken, NJ countless local buses lincoln tunnel — drive to NJ and if you walk a little more, Penn Station, Grand Central, and the PATH trains 2. Two doors to enter the building. 3. The block is very green. There is a very green yard inside. You can't access it but you can sit on the fire escape and enjoy the kids playing downstairs. 4. There is roof access with a great view. 5. Quick walk to the river, where people dance hustle on Sundays. Doesn't look like midtown at all. 6. Responsive landlord, e.g. quickly replaced the fridge when there was a need. 7. The railroad-style place is fairly large compared to other 1-bedrooms in this neighborhood: the living room is > 140 sq ft, the bedroom is >100 sq ft, and the total is about 385. Perfect for a couple or a single person; I have tried both. 8. Many windows you could open, and very good ventilation. What isn't so great about this place? This is based on 4.5 years of experience. The building and the apartment are a little shabby. Nothing major and I don't care, but other people do. Note that the landlord has to repaint the walls every 3 years and the windows every 5 years. The timeframe has passed, and they will do it whenever requested. I like that there is no doorman, but other people don't. The landlord is using a fake stabilization scheme which is a loophole in the law, so it isn't really stabilized. (=They stabilize it at a higher price than the market price. Technically they may be in the wrong, but they are nice, and there have been no problems about it.) Also, because the yard is very green, once or twice I saw an ant climb along the wall and enter from the fire escape. Once in almost 5 years that I've been here there were a sizable number of those ants who came in, so I had to wash the whole room multiple times. There was once a mouse a couple years ago, but the inspection showed up as requested. The mousetraps did not catch anyone and the mouse never came back, probably because we closed a hole. A lot of American diners in the neighborhood, not so much healthy food.
