What does a completed rental application look like?

Caretaker Applications is a carefully designed set of checks to assess tenant quality. You can set your own minimum tenant requirements for one or all of your units so that you only spend time on applicants who meet these requirements. You can review all of an applicant's supporting documentation after it has been verified for you.

Caretaker Applications helps you to stay compliant with federal and state fair housing laws by making it easy to design, set and share minimum tenant requirements —and use them for all of your units.

One you've selected your policy, the requirements will be visible on any listing that you publish to the internet. Renters will not be able to apply until they have demonstrated that they meet these requirements.

We verify application details for you

In addition to credit score, background check and eviction reports, which are verified by Transunion SmartMove, we work with you applicant to confirm the accuracy of their pay stubs and other employment verification documents and their rental history.

Suggested tenant requirements

In order to comply with fair housing laws it's important for all landlords to design a single policy for minimum tenant qualifications. This policy should be used all the time and available for any applicant to see.

We use thirty party integrations with for identity, background and credit checks. Then we combine this data with our own review of original documents, raw financial data and reference checks. This lets us present you with a more robust recommendation for each applicant.

TransUnion SmartMove background and credit reports

Set minimum requirements for credit or background and only hear from applications who have passed these requirements. Every Caretaker renter can add a combined credit and background report to their profile. The results are cross-checked with your requirements. When you get an application, you will see the applicant's credit score and any notes on their record if there are any.

Biometric identity verification powered by OnFido

Renters confirm that they are who they say they are by uploading a photo of their government-issued ID with a selfie. Caretaker's integration with the identity verification company OnFido allows us to instantly verify their identity.

Income and employment verification methods

As opposed to simple tenant-screening services, we actually roll up ourselves to confirm the veracity of renters' self-reported employment and income information. We review documentation uploaded by the renter, like pay stubs and an active offer letter or contract, and we contact employers to confirm that the role is still active.
