A landlord in Massachusetts must fix a problem within what the state calls reasonable time. This is determined on a case-by-case basis. However, state law does say that your landlord has to either begin making repairs or contract with a third party to make the repairs within five days after they receive notice from you.

The landlord must (as the law goes) "substantially complete the repairs" within fourteen days after notice. All told, if you correctly document whatever the problem your facing is and correctly notify your landlord then you should have a fix within no more than two weeks.

After two weeks have passed you can take matters into your own hands.
