Eligibility for Maintenance

Make sure that your property type, property condition, and tenant class fit Caretaker's methods for managing homes. If they do not, then Caretaker either won't work at all or won't work as well as it should.

  1. HOA or condo board must allow smart locks and self-service entry

    If applicable, confirm that the HOA or condo board will allow you to install a smart lock and provide self-service access options.

  2. A property must already be in habitable condition

    Federal and state regulations require rental housing providers to keep their properties in a suitable condition. All properties must meet this condition in order to be eligible. This means:

    • A home free from pest infestation
    • Locking and intact doors and windows
    • Safe, functioning electricity and plumbing
    • Functioning smoke detectors
    • Heat when it’s cold
    • Hot water and clean drinking water
  3. A property must already be rent-ready

    A unit is not rent-ready if multiple issues need to be addressed simultaneously. This rule applies even if all of the issues are cosmetic as in the below examples:

    • Interior paint has been scratched is flaking off or is missing in some other way
    • Scuffs or other stains on the walls, floors, or built-in cabinetry
    • Stains on tile grouting
    • Broken glass or mirror
    • Water stain or crack on the ceiling

    If more than 3 issues are reported in the same 30 day period then your plan will be deactivated.

  4. Tenants must be prepared to pay rent online

    Each tenant will be guided through the steps for paying rent, requesting assistance, or lease modifications. All of these services were designed for tenants for whom requesting services online (and/or with a mobile app) is easier than and preferable to paper and phone calls.

    Consider whether or not your audience of tenants and prospective tenants would be a good fit. If a tenant is unable to set up their account then the property won't be activated.


Common scenarios

Certain scenarios and real estate investment strategies are more likely to be paired with homes that do not meet Caretaker's criteria. If you are interested in or already executing one of these then you will likely need to bring them to rent-ready condition before activating a Caretaker plan.

  • Purchasing distressed assets that have been chronically mismanaged
  • Foreclosures
